Brisbane's Growing Demand for Legal Services

Brisbane is experiencing unprecedented growth. As Australia’s fastest-growing capital city and host of the 2032 Olympic Games, South East Queensland is attracting new residents, investors, and businesses at record rates.

Queensland also operates under its own legislation, including the Property Law Act 2023 (Qld), Residential Tenancies and Rooming Accommodation Act 2008 (Qld), and Retail Shop Leases Act 1994 (Qld), which differ from those of other Australian states.

At CMI Legal, our lawyers in Brisbane provide tailored legal services for individuals, families, and businesses across Queensland. Whether you’re applying for a partner visa, purchasing property in the suburbs, setting up a business, resolving a workplace dispute, or navigating family law matters, we deliver practical advice focused on results.

I was very fortunate to have Tina TANG from CMI as my conveyancing solicitor for the recent sale of my property. She demonstrated exceptional professionalism and dedication throughout the entire process — from preparing the contract, exchanging contracts, right through to settlement. What impressed me the most is that even after settlement, she continued to go above and beyond to assist me as the vendor, making sure everything was properly taken care of.

Her diligence, patience, and attention to detail gave me great peace of mind and took away a lot of the stress of selling a property. I would highly recommend her to anyone looking for a reliable, professional, and truly supportive conveyancing solicitor. ⭐⭐⭐⭐⭐

We had the pleasure of working with Tina as our solicitor for our first home purchase, and we couldn’t have been in better hands. She carefully explained every step of the process, guiding us through what initially felt overwhelming and unfamiliar. Buying off the plan made us particularly cautious, especially when it came to reviewing legal documents. Tina’s meticulous approach put us at ease—she ensured we both clearly understood each aspect, taking the time to highlight and reorganise information to make it more accessible. Her dedication and professionalism made the entire experience far less daunting, and we’re truly grateful for her support.

Frequently Asked Questions Brisbane Lawyers

In Queensland, buyers have 5 business days to cool off after signing a contract of sale for residential property. If you terminate during this period, you forfeit 0.25% of the purchase price to the seller. Cooling-off does not apply to auction purchases or if you waive your rights via a Section 31C certificate signed by your solicitor. Always get legal advice before signing.

Under the Property Law Act 2023 (Qld), sellers must provide: Form 1 (Seller's Disclosure Statement) information about the property, including title, encumbrances, and notices; and Form 2 (Warning Statement) advising the buyer of their cooling-off rights. From August 2025, sellers must provide these forms and prescribed certificates before the contract is signed. Non-compliance can give buyers the right to terminate.

To lodge a matter with the Queensland Civil and Administrative Tribunal (QCAT), you can apply online through QCAT's website or in person at 259 Queen Street, Brisbane. Filing fees range from $35–$600 depending on the matter type. QCAT handles tenancy disputes, minor civil disputes, consumer claims, and guardianship matters.

For Queensland-specific matters such as property conveyancing, our team includes lawyers familiar with Queensland legislation and procedures. Online consultations make it easy to work with CMI Legal from anywhere in Brisbane — you receive the same dedicated service as local clients.

Standard conveyancing in Queensland takes approximately 30–45 days from contract signing to settlement, though this varies based on finance approval and search results. Off-the-plan purchases may take longer depending on construction completion. Our property lawyers keep you updated throughout and ensure all Queensland requirements are met.

Fees vary based on the matter's complexity. At CMI Legal, we offer: Free initial consultation (15 minutes); Fixed fees for conveyancing, simple wills, and many migration applications; Transparent quotes before any work begins. We provide a clear cost estimate upfront so you know what to expect.

The Retail Shop Leases Act 1994 (Qld) protects retail tenants in shopping centres and retail strips. Key protections include: landlords must provide a disclosure statement at least 7 days before the lease is signed; restrictions on landlords recovering legal costs from tenants; rights regarding relocation, demolition, and lease renewal; and dispute resolution through QCAT.
